Kansas City at a glance: lower rents, thinner margins

Kansas City, Missouri, has lower rents than many big cities, but incomes are lower too. The Census Bureau's 2024 American Community Survey puts median rent at $1,292 a month and median household income at $69,958, about $11,600 below the national figure. Even at those rents, 53.8% of renter households are cost-burdened. More than one in four Kansas City renter households, 27.8%, hand over at least half of their income to the landlord. The poverty rate is 15.7%, and 42.4% of households rent.

How fast a Missouri eviction moves

The 16th Circuit Court of Jackson County sends every case filed under Chapter 441 (drugs or violence), Chapter 534 (unlawful detainer) or Chapter 535 (rent and possession) to a single Landlord/Tenant Docket. The court is at 415 E. 12th Street. Its booklet, forms and sample judgments are posted on the same page.

The timeline is tight. Under RSMo 535.030, the summons must reach you at least four days before court. The court date can be no more than 21 business days after the summons is issued, unless the landlord agrees in writing to a later date. A landlord can also have the summons and complaint posted on your door and mailed to you at least ten days before court. If you're served that way and miss court, the judge can still award possession, but not money. After a judgment, you have ten days to file a motion to set it aside or an application for a trial de novo. Otherwise, the judgment for possession becomes final, and you can be evicted without further notice.

Tax refunds and the circuit breaker credit

Tax time is one of the bigger cash events for many households here. MU Extension sponsors free VITA sites with the KC Metro Tax Coalition, a group that includes Guadalupe Centers, El Centro, LINC, Operation Breakthrough and UMKC. Volunteers prepare your return if you earn under $69,000. If you earn under $89,000, you can file it yourself with a coach. United Way of Greater Kansas City books VITA appointments through 211 or 816-474-5112. It also lists the 2026 federal poverty guideline: $33,000 for a family of four. For older renters and people who are 100% disabled, the Missouri Department of Revenue's Property Tax Credit gives back up to $750 of rent paid, or up to $1,100 for homeowners, depending on household income. You aren't eligible if your building doesn't pay property taxes. For tax disputes, MU Extension points to the low-income taxpayer clinics at Legal Aid of Western Missouri (1-800-990-2907) and UMKC School of Law (816-235-6201).

Heating help and food

The Missouri Department of Social Services runs LIHEAP, which helps eligible Missourians pay home energy bills and offers emergency help to households in crisis. For groceries, Harvesters supplies more than 600 partner pantries, kitchens and shelters across the region. Its Customer Care line, 877-653-9519, can help you find one near you.
